Monthly Inspections & Your Austin STR Local Contact.
A standing monthly check on the property, spot checks on cleaning quality, and a real local contact for your STR permit — so small problems get caught before they're guest complaints or compliance issues. Packages can be customized to fit what your property actually needs.
Inspections & Local Contact
Austin's short-term rental ordinance requires every licensed STR to have a local contact in the metro area who can respond within two hours. Beyond that requirement, a standing monthly inspection catches the small stuff before it becomes a bigger problem — or a bad review.

Need your permit's local contact covered?
If you don't have someone in the Austin metro who can meet the two-hour response requirement, this covers it — along with regular eyes on the property between visits.
Want an unbiased check on quality?
Random spot checks give you an outside set of eyes on your cleaning crew's work — useful accountability whether you manage the cleaner yourself or through a service.
Inspections & Local Contact, Explained
Does Austin require short-term rentals to have a local contact?
Yes. Under Austin's short-term rental ordinance, every licensed STR must designate a local contact based within the Austin metro area who can respond to issues within two hours of being notified. Austin STR Helpers can serve as that designated local contact for hosts who don't have someone lined up, or as backup alongside an existing arrangement. Requirements can change, so always confirm current rules with the City of Austin.
What's included in a monthly inspection?
A standing monthly walkthrough covers air filter changes, smoke and CO detector checks, a general condition check, and a note on anything that needs repair — with a photo-documented report after every visit.
Do you offer savings if repairs are needed during an inspection?
Yes, for anything I can fix on the spot without ordering parts. If something needs fixing and I can handle it during the same visit, you save the cost of a separate standalone trip out. If it needs a part or a follow-up visit, that gets scheduled and quoted separately. Ask about this when setting up your inspection plan.
Do you check on cleaning quality?
Yes — random, unannounced spot checks after a cleaning to verify the work, with photo documentation of anything that falls short. This is a quality check, not a cleaning service itself.
Can I customize an inspection package?
Yes. The services above are the standard offerings, but they can be combined or adjusted into a custom package based on what your property actually needs — just reach out and we'll work it out together.
